Rental Terms
1. Scope and Contract Formation
This website serves informational and contact purposes only. A rental agreement is concluded solely upon the landlord's (Oliver Strunk) explicit written confirmation. Submitting an enquiry via the contact form does not constitute a binding offer or booking.
2. Rental Properties
Two holiday apartments in Barcelona are rented directly by the owner:
- Apartment Graus – Sarrià, Barcelona (up to 5 persons)
- Studio Old Town – El Raval / Old Town, Barcelona (up to 2 persons)
3. Price and Payment
The rental price is agreed individually based on enquiry and availability. Prices shown on the website are indicative and non-binding. The final price is stated in the written booking confirmation. Payment terms are agreed on a case-by-case basis.
4. Cancellation
Cancellation conditions are agreed individually and stated in writing in the booking confirmation. Without specific agreement: cancellations up to 30 days before arrival incur an administrative fee; later cancellations may result in the full rental price being charged.
5. Liability
The landlord is not liable for damages caused by force majeure, theft, or other events beyond the landlord's control. The tenant is liable for all damages caused to the property by themselves or fellow guests.
6. House Rules
House rules are communicated upon conclusion of the contract. Smoking inside the apartment is not permitted. Pets are permitted only upon explicit prior agreement.

8. Applicable Law and Jurisdiction
Spanish law applies. Place of jurisdiction is Barcelona.
